Log into the tenant portal at the "Pay Rent" link above. From there, you can set up automatic payments or make a one-time payment using your bank account or credit/debit card. First-time users will need to create an account using the email address we have on file.

Click the "Request Maintenance" link above and log into your tenant portal. Describe the issue, add photos if helpful, and submit. We'll receive your request immediately and respond within 24-48 hours for non-emergency issues. For emergencies, call our office directly.

Browse our available rentals, then click "Apply Online" to submit your application. You'll need a valid ID, proof of income (pay stubs or tax returns showing 3x rent), and rental history for the past 2-3 years. Applications are typically reviewed within 24-48 hours.

For after-hours emergencies (flooding, fire, no heat in winter, security issues), call our office at (440) 240-8406. Leave a message and we'll return your call as soon as possible. For life-threatening emergencies, always call 911 first.

Rent is due on the 1st of each month. Please refer to your lease agreement for specific grace period and late fee information. We recommend setting up automatic payments through the tenant portal to ensure on-time payments.

Please refer to your lease for the required notice period (typically 30-60 days). Contact our office in writing (email is acceptable) to provide your move-out date. We'll schedule a move-out inspection and provide instructions for returning keys and final utility readings.

Pet policies vary by property. Check your lease agreement for pet restrictions. If pets are allowed, there is typically a pet deposit and/or monthly pet rent. Please contact our office before bringing any pets into your rental.

We typically reach out 60-90 days before your lease expires with renewal options. If you haven't heard from us and your lease is ending soon, please contact our office. We'll discuss renewal terms and any changes for the upcoming lease period.
